Are Sensus® installed in the new multipurpose office space of Kaleva

Are will provide building services systems for Kaleva’s new multipurpose office space in Oulu. The building has a total of 3,600 m2 of office space on five floors, and it will be furnished with the Are Sensus® technical building system which meets the criteria for clean technology and offers a highly efficient combination of heating, cooling and ventilation.
The project will be implemented through alliance contracting between Kaleva, NCC, Arkins Suunnittelu Oy and Vauhtiviiva Oy. The team chose the alliance model, because they wanted to include the best designers, architects and experts in the project. Area has previous positive experiences of alliance contracting in the Oulu region.
The first floor of the new multipurpose office building of Kaleva will also house a lunch venue. The construction started in August 2016, and the site will be completed in autumn 2017.
Energy calculations support decision-making
“Our goal is to make the new building energy-efficient, which is why technical building services were so important to us. Based on the energy calculations we ordered for the property, Are Sensus was the best choice,” says Jouko Männikkö, Property Manager at Kaleva.
The client can analyse the energy-efficiency of Sensus with the help of calculations before selecting the technical building system. The client can use the data provided by designers and energy experts to compare different systems in terms of their energy-efficiency and life-cycle effects.
Are Sensus saves energy and improves indoor climate
The system’s low-energy centre controls all the energy flows in a building, reducing the need for purchased energy by 25% compared to conventional technology. Sensus also integrates lighting, electricity and ICT infrastructure into facilities in a manner that allows the facilities to be divided and expanded as necessary. The system keeps indoor air at the building clean and fresh in all seasons.
“We have worked systematically and over the long term to make Are Sensus known across Finland. The Kaleva office building is the first Are Sensus site in Oulu, which makes this an important pioneering project for us in northern Finland,” says Jouni Riikola, Area Manager at Are.
