Are provides HEPAC contract for the S Group’s new environmentally friendly logistics centre
The Are Group, one of Finland’s leading contracting and property services companies, will provide the building services contract for the S Group’s logistics centre being built in Sipoo. The S Group has commissioned the construction of a new logistics centre for utility goods with a total floor area of about 80,000 gross square metres. Are and Kiinteistö Oy Sipoon Logistiikkakeskus (S Group), which owns the property, have signed a HEPAC contract for the logistics centre. Heating and cooling energy for the environmentally friendly and energy-efficient logistics centre will be collected from the property’s bedrock.
The logistics centre’s HEPAC contract, which will begin in summer 2010, is the largest of all the HEPAC contracts currently underway in Finland. The centre will take about two years to construct and is slated for completion in March 2012. Building services installations will mostly be completed by the end of 2011.
“It’s great that the S Group chose Are’s professionals to provide the logistics centre’s HEPAC contract, which is unique in many ways. This is a very significant and interesting but, at the same time, demanding contract. The site will utilise geothermal energy for heating and cooling, which means a significant quantity of the piping in the contract will be a part of the geothermal energy system. This will require that we, at Are, have the necessary competence in piping work, too. The contract is even more demanding because the majority of the HEPAC installation will have to be done in high premises”, says Kari Okka, Business Line Director.
Energy-efficient construction is on the rise
About half of the heating energy required by the logistics centre is generated by geothermal energy and slightly less than half by using wood pellets and other biofuels. Oil is used to generate only a few per cent of the heating required. With this solution, the cooling energy needed in the summer is entirely obtained from the bedrock.
“We are paying more and more attention to energy-efficient construction. This is a demanding site that requires top-level expertise in building services. Based on the bidding competition, we chose a reliable front-line expert. We have to boldly utilise new solutions with which we can, in the best case, cut heating costs by several dozen per cent. During the life cycle of a property as big as this one, we’re talking about substantial savings”, says Janne Rytkönen, Real Estate Manager of SOK (S Group).
