Energy efficiency comparison of building services systems at Ilmalanrinne

The Are Sensus energy efficiency system was selected as the building services system following an energy efficiency comparison. The office block complex is located at Ilmala, Helsinki, with a total floor area of 15,000 square metres.

 

Special attention is being given to real-time energy management at the Ilmalanrinne properties. Are will deliver the Are Sensus energy efficiency system for the office complex. The system was evaluated against conventional building services solutions using energy efficiency calculations. Based on the comparison, Are Sensus offers an annual saving of 31% in district heating and 29% in district cooling.

 

The system controls the heating, cooling, ventilation and lighting. Sponda’s selection of the Are Sensus system was also influenced by its earlier experiences with it and simulations carried out on energy consumption.

 

“Our projects are driven by energy efficiency from the planning stage to the actual use of the buildings. Based on the energy calculations and simulations, the Sensus system will bring us substantial savings in energy at Ilmalanrinne,” says Veli-Pekka Tanhuanpää, Senior Vice President, Property Development at Sponda Plc.

We will be seeking to obtain the International LEED Gold environmental certification for the office buildings. Sweco, which will be the occupant of the office complex, is the project’s energy and environmental certificate consultant. The first construction stage of the buildings, located in Helsinki’s Pasila close to the Ilmala train stop, was started in the spring of 2014 and the project is expected to be completed in December 2015.

 

Are Sensus – intelligent recycling of free energy

 

“The energy savings are generated by the low-energy unit within Sensus. The intelligent system makes use of and recycles the free sources of energy that are available in the property. It will also work efficiently with the district cooling system to be installed in Ilmalanrinne, lowering the consumption of externally purchased heating and cooling,” says Heikki Mäki, Design Manager at Are Group.

 

Preparations are also made for implementing a solar power system which will be easy to connect to the Are Sensus system. Sponda has also selected the Are Sensus system for the Estradi office building, which will be built next to Ring Road I. Are Sensus is already in use at the Ruoholahden Ankkuri building owned by Sponda. Ankkuri has been granted the LEED Gold certificate.
