Energy-smart Are Sensus for Sponda’s Kuntotalo in Helsinki
Are will install its energy-efficient Are Sensus system in Sponda Plc’s new Kuntotalo building. The contract between Sponda and Are covers all of Kuntotalo’s building services. The new building is over 11 000 gross square metres in size and will be constructed on the same site in the Ruoholahti district of Helsinki as the previous Kuntotalo built in 1976 . The old building is in very poor condition. All that will be retained will be its basement floors onto which the new Kuntotalo will be built. The basement floors will house the car park.
The project will be completed in spring 2013 and its principal user will be Talentum.
Sponda takes environmental responsibility into account in all of its property development projects and has set very high targets for the energy efficiency of the new building. Once it has been constructed, Sponda will apply for the international LEED environmental certificate for Kuntotalo.
Sensus supports Sponda’s targets perfectly. It will reduce the property’s maintenance costs and energy consumption, which can also be closely monitored.
“We chose Sensus after hearing about its great user experiences and low energy consumption. We wanted a functional and tested solution that can take into account the modifiable nature of the premises, and that is economical to operate and saves energy. We also believe that with Sensus, indoor conditions, such as draught-free rooms, will be better than those offered with a conventional solution,” says Veli-Pekka Tanhuanpää, Senior Vice President, Property Development, at Sponda.
Sponda is one of Finland’s largest property investment companies. It owns and leases office, commercial, retail and logistics premises to corporate tenants. Kuntotalo is Sponda’s first Sensus project.
“Project cooperation has worked excellently between Sponda, the CM consultant, architect, planners and the building services contractor Are. The end user has also been closely involved in providing guidance for the planning. I am certain that the outcome will meet the targets. The requirements of the high-quality LEED standard, such as individually adjustable indoor conditions and low energy consumption, have successfully been met in earlier Sensus sites,” says Kari Okka, Business Line Director at Are.
Are Sensus is an energy efficiency system which is based on effective utilisation of free sources of energy. Inside, ceiling panels heat and cool the interiors comfortably and without draughts. The system independently controls lighting and ventilation based on the presence of people. It does not restrict the use of space so spaces can be modified easily.
